PROSES MEMBELI RUMAH 2ND HAND

1. AGENT
1.1 We pay booking fee and deposit 2%
1.2 Prepare LOA for bank (loan application)

2. Apply Loan
2.1 Apply bank loan (as many bank as you can) then compare offer letter.
2.2 Appointment with bank loan adviser for agreement.
2.3 Sign bank offer letter

3. Lawyer
3.1 Prepared S&P
3.2 We pay 8% balance deposit to Land Lord
3.3 We pay legal fee

4. Bank Evaluation
4.1 Evaluate company hired by bank
4.2 Evaluate the house value on behalf of bank
4.3 We pay for this service

5. Insurance
5.1 MRTA included in bank offer letter
5.2 MLTA additional coverage insurance

6. KWSP (Pengeluaran wang untuk membeli rumah)
6.1 Fill KWSP form (onlu from account 2)
6.2 Copy of S&P with 'certified thru copy' from lawyer
6.3 Copy no. geran tanah dan lot rumah (same as stated in S&P)
6.4 Copy IC
6.5 Bank Statement with your name and account no.

7. SYABAS (Proses Tukar Nama Pengguna)
7.1. Visit SYABAS office as stated in bill.
7.2 Copy S&P and IC
7.3 RM100 (deposit) RM30 (installation fee)

8. TNB (Proses Tukar Nama Pengguna)
8.1 Visit TNB office as stated in bill.
8.2 Complete change owner checklist (form change owner and borang akujanji/bon lepasan tanggungan)
8.3 Stamp hasil RM10 x 2 keping (borang tukar nama dan akujanji/bon lepasan tanggungan.
8.4 Visit LHDN untuk matikan stamp hasil.
8.5 Copy S&P and IC
8.6 Submit form at TNB office as stated in bill.
8.7 RM280 (deposit) RM3 (change owner process)
